In recent years, the urban paradigms of city and country housing have undergone noticeable metamorphosis - and as a result we got a new system of values. Modern projects are about empathy, about comfort and infrastructure, leisure and environmental friendliness. The residential town of Artville in Odessa from the ZEZMAN group of companies is an example of projects in which such a "new urbanism" is manifested.

Modern residential architecture departs from the principle "My house is my fortress." It is replaced by the understanding of a house or apartment as a constituent element of the infrastructure, in which there is everything necessary for life, and your comfort does not end, relatively speaking, at the threshold of the hallway. Most of the apartments are already ready for rent, equipped with kitchens, bathrooms, and air conditioners. In Artville already 1200 families live there, and another 350 are currently receiving keys to their apartments.

The concept of mini-towns, which includes all the necessary objects and elements to ensure the maximum autonomy of the project and residents, a new trend of modernity. However, if in some projects the infrastructure is represented by only minimally necessary additions such as a few shops, a green zone and a gym, in others the surroundings of residential objects are worked out in every detail. So, on the grounds of Artville whole functional zones are provided, filled with everything that makes the everyday life of the residents as full and rich as possible.

Perhaps the most striking element of the project is the Urban Market. Ego's concept was developed jointly with the Lviv architectural office Zelemin. Urban Market is an extensive living-mall that serves as a connecting link between houses. Working with terraces and dividing the site into several levels allowed the architects to arrange many different zones in a limited area.

"Othe purpose of Urban Market is to concentrate commercial, social and residential infrastructure in one place. If earlier, say in Soviet times, for such a number of functions we needed to build a microdistrict with an area of ​​15-20 hectares, then we saw our task as arranging the functions of a kindergarten, school, office, sports hall, hostel, medical center, shops and a farmer's market on area ten times smaller. In order for these functions not to displace each other, emphasis was placed on the formation of vertical connections between them, placing them sequentially according to the degree of accessibility: as we move away from the most saturated first level, the privacy of public areas and spaces increases» shared by Zelemin chief architect Natalya Zinchuk.

Urban Market is functionally divided into 3 levels. On the first floor, there is a transport hub, a farmer's market, a food court, a cafe and many shops in alleyways-galleries leading to the inner quarter square with a fountain. This zone fully reproduces the atmosphere of lively city streets with all their inherent leisure locations.

«We had the task of preserving the close ties of residents, providing access to groups with reduced mobility, - Natalya also says, - and we found a solution in the creation of a central promenade that connects different levels of the complex and, in addition to the functions of a communication hub, also serves as a recreational zones».

On the second level there is a school, a kindergarten, a clinic, offices, as well as a hostel and a sports club. These locations form the social component of the project and are connected to the first level of the Urban Market by a green promenade. Living spaces with private terraces already begin on the third floor. The green plantings scattered throughout the territory of the Urban Market are not only a connecting link between the geometric buildings, but also a natural barrier for drafts and wind currents formed in the spaces between the buildings due to their relative location and orientation.

Speaking about the peculiarities of working with the project, Natalya Zinchuk also emphasizes:A separate issue on which we would like to focus our attention is the creation of a high-quality microclimate of the yards, because we are talking about the southern steppe part of Ukraine, which became a certain challenge for our team.

Due to the symbiotic nature of the interaction between Urban Market and "Artville", it was not possible to radically change the direction of the winds, however, with the help of shaping, namely the displacement of floors, the gradual rise of the promenade and the displacement of the buildings from the axis of the existing buildings, it was possible to raise the most intense wind flows to several meters above the pedestrian level of the complex, which should significantly affect the comfort of staying in public areas.

In relation to the existing and planned neighboring buildings, our proposal was to plant a cluster of trees from the northern part of the residential complex, as well as in the central public area, the capsule park and the Urban Market promenade, to slow down the wind gusts at the user level and raise the wind flows upwards. This role is also performed by individual trees that are proposed for planting near the farmer's market, gallery of shops, etc. Canopy trees also serve to improve other parameters of the microclimate — shading, increasing humidity and creating a unique, "oasis" ecosystem in a place surrounded by steppes.

We wanted to create an environment that is as close as possible to the streets of the city center - a variable floor plan, saturation with greenery, active first floors, details of the facades, a human scale that can be observed from each of the levels of the new environment."

The special appeal of Urban Market as a part of the overall project of a residential town lies in the fact that leisure within the framework of such a "compartment" system of housing goes beyond some simple schemes and trajectories of the "house-shop-alley-house" type.

Many locations have already been opened on the territory of Artville, providing residents of the town with maximum comfort and walking distance to everything they need. There are already 2 minimarkets, a kindergarten, a beauty salon, a fitness room, 2 pharmacies, a dental clinic, cafes, restaurants, etc. working here. The school is also planned to open in the fall.

It is important to note that security in the residential town of Artville is thought out at an absolutely high level. Accommodation here provides:

  • protection of the territory;
  • patrolling the town 24/7;
  • access to inner courtyards, front yards and wheelchair access only with magnetic keys;
  • video surveillance in front and courtyards;
  • having its own police station and fire brigade.

Another urban initiative from ZEZMAN, introduced into the infrastructure of the town of Artville, is a capsule park, the second stage of which was opened on July 11. Such a park is green hills with built-in thematic "capsules".

The main idea of ​​the facility is zoning the area in such a way that people of different ages and interests can rest on the same territory, feeling equally comfortable at the same time due to the saturation of the space with different functions. Each capsule has its own content: swings, cocoon chairs, benches and gazebos, simulators, children's attractions, simulators for dogs.

The main idea of ​​the park is the zoning of the area in such a way that people of different ages and interests can rest on the same territory. The functional concept of the park is inextricably linked with its visual and contextual components. The starting point in the development was the relief of the slope located on the territory of the town. It was decided to extend it and divide it into zones, supplement it with more chamber elements - so the large area of ​​the park is divided into human-sized spaces. The concept was developed together with the Kyiv multidisciplinary team "Agents of Change".

"The success of this project is due to the developer's openness to new solutions and his support for our complex and multidisciplinary approach. Before directly designing, we were able to conduct spatial and anthropological studies and better understand the context and needs of the locals. And our innovations fell on fertile ground," shares the co-founder «Agents of change" by Yury Granovsky.

ZEZMAN Hub is located on the territory of the town modern space for work, in which you can rent a workplace in a co-working space, as well as rent or buy a separate commercial space for negotiations or conducting master classes. Artville residential town — a project of the ZEZMAN company, which not only provides a high quality of life, but also forms a strong community. Its core includes sports and entertainment projects, well-thought-out leisure infrastructure, and the Capsule Park.

Today, well-thought-out infrastructure in locations free from city noise with good ecology this is, perhaps, one of the main priorities of modern residential architecture. People are less and less attracted to apartments located in residential complexes above the ever-buzzing roads. The active transition of many professions to the format of remote employment made it possible to feel much more free when choosing housing. And it turned out that many people have been thinking about life in more isolated cell complexes all these years.
