Color and functionality will return to Rutkovsky's house

The building at 19 Turgenevskaya Street, which has been empty since the 80s of the last century, is awaiting restoration soon.

The house of the staff captain Peter Rutkovsky is a monument of architecture of local significance (Order of the Ministry of Culture dated 07.09.2006 N 747/0/16-06, protected No. 99). It was built in 1901 according to the project of the architect Agurov, it was abandoned as emergency in the 1980s, and since then it has been abandoned.

A protection agreement has already been signed with the Department of Cultural Heritage Protection of the KSHA and an agreed architectural concept.

The restoration project was developed by the architectural bureau VIHAREV.

According to the architect Nikolai Vykharev, the main goal was to restore the building in a form as close as possible to the original. Unfortunately, not so much has survived: facades and interior elements.

"The structure itself is well preserved, but the floors are completely destroyed. We restore facades and strengthen foundations. We are restoring the granite staircase and the mosaic on its steps, we are saving the lantern above it," Nikolay Vykharev told Pragmatika.

The good thing is that even where stucco elements are lost, there is a place to take examples, so the facades will be restored as close as possible to an identical look. Research has shown that the familiar red-terracotta color of the facade is not original, but appeared after 1917. Therefore, it was decided to return the facades to a soft blue color.

Among the features, which also have to be solved during the restoration, the level of the first floor has changed by 120 cm in 30 years. "This is a clear manifestation of the growth of the cultural layer," comments Vykharev.

According to the investor's plans, the building will be returned to its original function - an income house. "An apartment hotel is the only format that does not require parking. And it is in demand by the market and is understandable," said Yevgeny Chernetsky, the founder of the Kontakt-Invest development company.

Equipment will be placed on the basement floor, the first floor will be dedicated to public spaces, and apartments will be located on the second and third floors (8 per floor).

According to the investor, restoration will begin after receiving a package of all permits. It is realistic to restore the building at Turgenevskaya 19 within a year. He estimates the amount of investment in these works at $4 million.
